An Empty Space, What Should Go Here?

Roseville's Lexington Plaza strip shopping center has a couple of vacant spaces.

 

At the Lexington Plaza shopping center in Roseville, Mr. Zero's store features  vintage rock n' roll records, video games and collectables.

But Zero's next door retail neighbors? Currently nothing,nada. The addresses of 1742 and 1744 Lexington Ave. N. are vacant.

So in one of Roseville's prime relocations, near the crossroads of Lexington and Larpenteur avenues, what is your vision for what could fill that space?

Here are some common sense thoughts about why Lexington Plaza has so many vacancies: The light bulbs in the "Lexington Plaza" sign have been burned out for years, the parking lot is in shambles and needs reconstruction. Pothole patching isn't near enough for the shape the lot is in. It needs complete reconstruction. There is trash and weeds growing throughout the parking lot. The boulevards have no real grass, just weeds. The mall looks old and outdated. It needs a facelift. The whole place looks ghetto and it does not reflect well on the businesses in the mall. Here's an idea: "If you fix it, they will come".

Nick, there's no doubt that Lexington Plaza needs a sprucing up. There are some great businesses there. It would be nice to see the dark spaces occupied again.

What is the typical shopper's profile is for this location? Does anyone have any thoughts?
