Roseville Home Sales Up Dramatically in April

Roseville follows the Twin Cities marking, which posted its 14th straight month of gains in the median home prices.

Completed home sales in Roseville soared in April compared to the same period a year ago as the St. Paul suburb followed the overall Twin Cities housing market which posted gains for the 14th consecutive month.

The Twin Cities housing market recorded a median sales price of $182,312, up 12.2 percent from last year’s $162,500, according to the Minneapolis Area Association of Realtors (MAAR). In Roseville, the median sales price was $190,000 in April, up a modest 1.6 percent from the same month a year ago. 

But it's in deals done that Roseville shined. The city had 40 completed home sales in April, double the 20 for the same month a year ago.

The Twin Cities, as a whole, had 4,138 closed home sales in April, a 5.3 percent increase compared with a year ago, according to the MAAR and the St. Paul Area Association of Realtors (SPAAR). 

Other signs during April of the Twin Cities' ongoing housing market recovery: Average days on market until sale was 98 days, a 58 percent decline from last year's average of 135 days, according to local realtor groups.

Meanwhile, the inventory of homes available for sale is  3.1 months in April, down 38 percent from 5 months in April 2012, the association reported. 

In Roseville, the average days on market until sale was 82 days in April, down from 171 days the same month a year ago, according to local realtor associations.  

What this means is that a shortage of homes for sale is beginning to emerge, real estate agents said. 

“The 13-county Twin Cities housing market continues to make measured and significant progress each month,”  SPAAR presiden Kate Beckman said in a press statement.
